The Unique Roofing Challenges in Brookings

The Southern Oregon coast is beautiful but harsh on commercial roofs. In Brookings, your roof faces a relentless combination of challenges: salty air corrosion, high winds, heavy seasonal rains, and persistent moss and algae growth.

Salty air is one of the most aggressive forces your roof will face. Salt particles corrode metal components, damage fasteners, and compromise roofing membranes, cutting years off a roof’s lifespan if the wrong materials are used.

Brookings also experiences powerful wind gusts that create serious uplift pressure, testing every seam and fastener. A system not designed for coastal wind forces can fail catastrophically.

moss growing on an old, damaged roof - commercial roofing in brookings, or

Heavy seasonal rains can overwhelm drainage systems and exploit any vulnerability. Your roof needs exceptional flashing, proper drainage, and materials that resist constant moisture.

This dampness creates the perfect environment for moss and algae. If unchecked, moss traps moisture, accelerates deterioration, causes leaks, and adds weight to your structure.

UV exposure also plays a role, breaking down roofing membranes and coatings over time. A resilient commercial roofing in brookings, or must be designed to resist all these factors combined.

Understanding these specific local challenges is the first step in making sure your business’s roof is truly prepared for anything the Oregon coast can deliver. For more guidance on preparing your roof for our toughest season, check out our insights on Winter Weather Commercial Roof.

Best Roofing Systems for the Coastal Environment

Choosing the right roofing system is critical. We focus on systems with proven track records in coastal environments that thrive in salt, wind, and moisture.

TPO roofing (Thermoplastic Olefin) is a top recommendation. This single-ply membrane is durable, flexible, and resistant to UV rays and punctures. Its heat-welded seams create a watertight bond crucial for withstanding wind and rain, while the white surface reflects sunlight to reduce cooling costs.

EPDM roofing (Ethylene Propylene Diene Monomer) is a reliable workhorse for flat roofs. This synthetic rubber membrane handles temperature swings, provides excellent waterproofing, and has a long, reliable lifespan on the coast.

Metal roofing systems offer exceptional longevity, fire resistance, and superior wind uplift resistance. For coastal areas, we use materials like galvanized steel or aluminum with marine-grade finishes to combat salt corrosion. These systems are also durable and energy-efficient.

PVC roofing (Polyvinyl Chloride) is another excellent choice. Its hot-air welded seams create strong bonds, and it’s highly resistant to chemicals, grease, and fire, making it ideal for specialized applications like restaurants or industrial facilities.

Here’s how these top choices stack up for Brookings’ coastal climate:

Feature TPO Roofing Metal Roofing EPDM Roofing
Durability Excellent; resists UV and chemicals Exceptional; very long lifespan Excellent; handles extreme temperatures
Wind Resistance Very good; heat-welded seams Superior; mechanically fastened, interlocking panels Good; can be fully adhered or mechanically fastened
Water Resistance Excellent; watertight seams Excellent; prevents water penetration Excellent; highly waterproof
Salt Corrosion High resistance Good to excellent (with proper coatings) High resistance
Moss/Algae Good resistance; smooth surface Good resistance; smooth, non-porous surface Good resistance; smooth surface
Maintenance Needs Low; easy to clean Low to moderate; occasional coating checks Low; easy to repair
Energy Efficiency High reflectivity (white TPO) High reflectivity (light colors) Moderate; darker colors absorb more heat

Protecting Your Investment from Coastal Storms

Protecting your property from coastal storms is an ongoing commitment, starting with proper installation and continuing with vigilant maintenance.

Wind uplift resistance is paramount in Brookings. High winds create suction that can peel a roof off. Our installation methods ensure every component is securely fastened to withstand these forces.

Water intrusion prevention is also critical. Heavy rains exploit any weakness. We use meticulous installation techniques and high-quality sealants to create an impenetrable barrier, protecting your roof, inventory, and building structure.

Storm damage can still happen, and we’re equipped to respond quickly. We assess damage from wind, hail, or downpours and restore your roof’s protection promptly. For more on how we handle weather-related damage, read about Commercial Roofing Hail Damage in Central Point, OR.

The bottom line? A well-designed, properly installed roof is your business’s best insurance policy against everything the Oregon coast can throw at it.

Manufacturer certifications indicate a contractor’s expertise. We are certified with leading manufacturers like Tamko, CertainTeed, GAF, Owens-Corning, and Duro Last. This allows us to offer improved manufacturer warranties for your long-term protection.

Finally, always verify that your contractor is fully licensed, bonded, and insured. This is non-negotiable protection for your business. We maintain all necessary credentials and operate with the highest standards of safety and professionalism.

When you’re evaluating contractors, here are the essential questions you should ask:

  • Are you fully licensed, bonded, and insured in Oregon?
  • Can you provide references from other commercial clients in Brookings or the surrounding area?
  • What manufacturer certifications do you hold?
  • What types of warranties do you offer for both materials and workmanship?
  • How do you handle project scheduling to minimize disruption to my business?
  • What is your process for managing unexpected issues or changes during the project?
  • How do you ensure safety on the job site?

Long-Term Value: Maintenance and Sustainability

A commercial roof is a major business investment. Protecting it requires proactive care to maintain performance, improve energy efficiency, extend its lifespan, and prevent costly emergencies.

In Brookings’ coastal climate, regular maintenance is essential. The constant assault from salt, wind, and moisture requires vigilance. Understanding common issues is the first step to prevention, as detailed in our article on What Causes Problems in Commercial Roofing Systems?.

The Benefits of a Regular Maintenance Plan

A maintenance plan for your commercial roofing in brookings, or is like a car’s oil change—it catches small issues before they become major, expensive problems.

Regular inspections prevent major damage by identifying minor leaks, punctures, or compromised flashing before they escalate into costly, disruptive repairs.

Extending your roof’s lifespan is a key benefit. Consistent care like cleaning debris, removing moss, and making minor repairs can add years to its service life, especially in Brookings’ damp climate.

A well-maintained roof provides a reliable barrier against water, protecting your inventory and assets. The cost of water damage far exceeds the investment in routine maintenance.

Regular maintenance is also crucial for maintaining warranty validity. Many manufacturer warranties require it, and our plans help ensure your protection stays intact.

We recommend scheduling routine inspections, especially during seasonal transitions. Preparing for winter is particularly important on the Oregon coast. Learn more on our blog post: Prevent Roof Rot with Regular Roof Maintenance. A Fall Commercial Roof Inspection ensures your roof is ready for winter.

Creating an Energy-Efficient and Sustainable Roof

Your roof also impacts your energy costs. Thoughtful material choices and strategic improvements can reduce utility bills and create a more comfortable work environment.

Cool roofing materials, like white TPO or light-colored metal, reflect sunlight to reduce heat absorption. This lowers the load on your HVAC system and saves on cooling costs.

Improved insulation is another effective upgrade. It minimizes heat transfer year-round, reducing demand on your HVAC system and lowering energy bills.

Reflective coatings are a cost-effective retrofit for roofs in good condition. They create a reflective surface that lowers interior temperatures and extends the membrane’s life.

Energy-efficient roofing choices benefit your bottom line through lower utility bills and demonstrate environmental responsibility, which can improve your property value.

Client Reviews

I just wanna give a shout out to one of your guys who jumped out of vehicle to help me push my van out from 62 onto coker Butte this morning awesome job and thank you so much..

Linda Marie Eppler

No hassles, no stress roofing contractor.

We've worked with a number of contractors over the years doing home improvement projects and I can say that, without question, working with Pressure Point was about as easy as it gets.

Everything about the project, from sales all the way to final inspection, went like clockwork and without a hitch.  They delivered more than they promised, on time and within budget.   We could not have been happier with their personnel, products and services.  Highly recommended!

Steven Belsky

I've changed my review from a 1 star to a 4 stars. Matt Stone got right on a pretty poor job done installing a skylight. He had his guys remove the skylight, move it, repair the roof and inside ceiling to its original state, paint it, repair some external trim that was damaged, and all within a few days after talking to him about the multiple problems. It was really an eyesore from the inside. I'd give a 5 star if this had been done well the first time. The skylight just didn't fit the space I first wanted it and was told it would. More communication about the potential problems might have allowed this to be done right the first time. But, Pressure Point Roofing gets 5 starts for making amends and correcting a pretty ugly problem, very fast! Thank you.

Linda Brown

I needed someone to come out to take a look at a leaky roof. I contacted Pressure Point Roofing, LLC. and they came out the same day. They gave me a quote to fix the problem and I agreed to their terms. It was about 4PM and I knew they closed at 5PM but they stayed and fixed the leak at no additional cost. I was very happy and impressed. Would recommend them to anyone. Thank you Pressure Point Roofing for earning our families trust. Will definitely be doing business with you again.

Dan LePari

Wouldn't be good if I didn't think the best of my own company right?!

Matt Stone

Excellent experience, prompt and professional estimate, showed up on schedule (actually a day early) and did a thorough and complete job. All personnel were professional, polite and great at their jobs. Would recommend to anyone.

Karen Teliantyler-Tyler

I am so happy I chose Pressure Point to replace my 40-year-old roof.  The crew was professional, efficient, and answered all my questions, addressed the few concerns I raised, and made me feel comfortable, trusting them with such a big project.  I couldn't be happier with their work and the look of my new roof.
