What a Bowing Roof May Mean and Why You Shouldn’t Ignore It

A bowing roof is one of the most alarming signs that something may be seriously wrong with your home’s structural integrity. When your home’s roof appears to be sagging, curving, or bowing, it’s not just an aesthetic issue—it’s a potential hazard that requires immediate attention. Our professional team at Pressure Point Roofing compiled this information to explain what a bowing roof may indicate, the types of repairs that could be necessary, and why it’s critical not to ignore this issue.

What Causes a Roof to Bow?

A bowing roof is a visible sign of underlying problems that could compromise your home’s safety. Structural issues, water damage, age and wear, and improper installation are four of the most common culprits.

  1. Structural Issues: Overloading and inadequate support are common causes of a bowing roof, which occurs when the roof is burdened with excessive weight, such as heavy snowfall, multiple layers of old roofing materials, or moisture from leaks. Poorly designed or damaged roof trusses or rafters can exacerbate the issue, leading to insufficient support that causes the roof to bow under its own weight, potentially resulting in severe structural damage over time.
  2. Water Damage: Leaks and moisture are significant contributors to a bowing roof, as unnoticed water intrusion can cause the roof decking to absorb moisture, leading to rot, mold growth, and structural weakening. In colder climates, ice dams may form at the roof’s edges, trapping water that can seep under the shingles, saturating the roof deck and eventually causing it to bow.
  3. Age and Wear: As roofing materials age, they lose strength and elasticity, causing shingles to become brittle and wooden structures to deteriorate, leading to a sagging or bowing roof. Poor maintenance further accelerates this wear and tear, as neglecting regular upkeep and inspections allows minor issues to develop into major problems, increasing the risk of a bowing roof.
  4. Improper Installation: Faulty construction, such as improper installation or failure to follow best practices, can lead to issues like bowing, as inadequate fastening of trusses or improper spacing of rafters contributes to the roof’s structural failure over time.

Potential Dangers of a Bowing Roof

Understandably, dealing with serious roofing issues is not something you look forward to on your task list. However, it’s far better to take care of problems early rather than waiting until they get worse. Ignoring a bowing roof can lead to several serious consequences:

  1. Structural Failure: A bowing roof indicates that your home’s structural integrity is compromised. If left unchecked, the roof could collapse, leading to significant property damage and potentially endangering the lives of those inside the home.
  2. Water Intrusion: A roof that is bowing is more susceptible to leaks. Water can easily find its way through weakened areas, leading to interior damage, mold growth, and even further structural deterioration.
  3. Decreased Property Value: A home with a visibly bowing roof will likely see a decrease in property value. The apparent structural issues may deter potential buyers, and repairs will be necessary to restore the home’s marketability.
  4. Increased Repair Costs: The longer you wait to address a bowing roof, the more extensive and expensive the repairs are likely to be. What might start as a relatively simple fix could turn into a major renovation project if left unattended.

Types of Repairs for a Bowing Roof

When we hear one of our customers has a roofing issue, our team starts by assessing the problem. The type of repair needed for a bowing roof depends on the extent of the damage and the underlying cause.

Reinforcing the structure of a bowing roof often involves adding additional support to the existing framework. One common technique is sistering rafters, which involves attaching new rafters alongside the existing ones to provide extra support. This method is particularly effective for correcting minor sagging and preventing further bowing. Another approach is to install additional support beams, such as struts or collar ties, which help distribute the roof’s weight more evenly and address the underlying cause of the bowing.

In some cases, replacing damaged materials is necessary to restore the roof’s integrity. For example, if the roof decking has been compromised by moisture or rot, replacing the affected sections can strengthen the roof and prevent further sagging. Similarly, replacing damaged or aged shingles is important to protect the roof from water intrusion and enhance its overall durability.

Addressing water issues is also crucial in preventing a bowing roof from worsening. Ensuring proper drainage is critical, which might involve cleaning gutters, installing additional downspouts, or repairing flashing to prevent water from pooling on the roof. Additionally, identifying and repairing any existing leaks is essential to halt further water damage. This could include patching holes, sealing seams, or replacing sections of the roof that have been compromised by water intrusion.

In situations where the roof has extensive damage or has simply reached the end of its lifespan, a total roof replacement may be the best course of action. This allows for the installation of modern, more durable materials that can prevent future issues and ensure the long-term stability and safety of the home.

No hassles, no stress roofing contractor.

We've worked with a number of contractors over the years doing home improvement projects and I can say that, without question, working with Pressure Point was about as easy as it gets.

Everything about the project, from sales all the way to final inspection, went like clockwork and without a hitch.  They delivered more than they promised, on time and within budget.   We could not have been happier with their personnel, products and services.  Highly recommended!

I've changed my review from a 1 star to a 4 stars. Matt Stone got right on a pretty poor job done installing a skylight. He had his guys remove the skylight, move it, repair the roof and inside ceiling to its original state, paint it, repair some external trim that was damaged, and all within a few days after talking to him about the multiple problems. It was really an eyesore from the inside. I'd give a 5 star if this had been done well the first time. The skylight just didn't fit the space I first wanted it and was told it would. More communication about the potential problems might have allowed this to be done right the first time. But, Pressure Point Roofing gets 5 starts for making amends and correcting a pretty ugly problem, very fast! Thank you.

I needed someone to come out to take a look at a leaky roof. I contacted Pressure Point Roofing, Inc. and they came out the same day. They gave me a quote to fix the problem and I agreed to their terms. It was about 4PM and I knew they closed at 5PM but they stayed and fixed the leak at no additional cost. I was very happy and impressed. Would recommend them to anyone. Thank you Pressure Point Roofing for earning our families trust. Will definitely be doing business with you again.

Wouldn't be good if I didn't think the best of my own company right?!

I am so happy I chose Pressure Point to replace my 40-year-old roof.  The crew was professional, efficient, and answered all my questions, addressed the few concerns I raised, and made me feel comfortable, trusting them with such a big project.  I couldn't be happier with their work and the look of my new roof.
