Determining if Insurance Will Pay for a Roof Replacement

A roof is one of the most critical components of a home, protecting everything inside from the elements. However, when that roof is damaged or reaches the end of its lifespan, the question of replacement arises—and with it, the question of whether homeowner’s insurance will pay for a roof replacement. Navigating the complexities of insurance coverage can feel overwhelming, but understanding the process can empower you to make informed decisions about your roof.

Pressure Point Roofing specializes in helping homeowners assess roofing damage, determine repair or replacement needs, and work with insurance companies to find the best solutions. This article explains how homeowner’s insurance works for roof replacement and when it’s time to reach out to the experts.

What Does Homeowner’s Insurance Typically Cover?

Of course, you should talk with your insurance broker to learn about the details of your specific insurance policy and whether the insurance will pay for a roof replacement or repair. However, most standard homeowner’s insurance policies include coverage for sudden, unexpected roof damage caused by events such as:

  • Storms: High winds, hail, and lightning strikes are common causes of roof damage covered by insurance.
  • Falling Objects: A tree limb or other debris crashing into your roof may be considered a covered peril.
  • Fire: If your roof is damaged or destroyed by fire, your policy will likely cover repair or replacement costs.

The key is that the damage must be sudden and accidental rather than the result of regular wear and tear. Insurance providers generally exclude coverage for maintenance-related issues or aging roofs. For instance, if your roof leaks due to years of neglect or improper maintenance, the insurance company will likely deny your claim.

You should also ask your insurance broker how your coverage handles partial damage. For example, if a tree limb falls and the roof over your garage is damaged, will insurance cover only the damaged section above the garage, or will it cover a full replacement so all the tiles are color-matched and of the same age? Insurance carriers cover these types of situations differently.

How Do They Decide if My Insurance Will Pay for a Roof Replacement or Repair?

When you file a claim, your insurance company sends an adjuster to evaluate the damage. The adjuster inspects the roof and determines if the damage was caused by a covered peril. They will also assess the roof’s age and condition to establish how much the insurance company will pay.

Some policies use a replacement cost value (RCV) calculation, which reimburses the cost of a new roof without factoring in depreciation. Others use actual cash value (ACV), which subtracts depreciation based on the roof’s age and condition. Older roofs often result in lower claim payouts due to ACV coverage.

This evaluation process can be complicated, but the experts at Pressure Point Roofing are available to assist. With years of experience assessing roof damage, we can help ensure that your claim is accurate and fair.

When Will Insurance Deny Roof Replacement Coverage?

Homeowners often assume insurance automatically covers roof replacement, but this isn’t always the case. Common reasons for denied claims include:

  • Age of the Roof: If your roof is 20–25 years old or near the end of its lifespan, some policies exclude coverage. Check your policy for specific age-related limitations.
  • Pre-Existing Damage: If the damage existed before you purchased your policy or filed your claim, the insurance company will deny coverage.
  • Lack of Maintenance: A roof that hasn’t been properly maintained, cleaned, or repaired may not qualify for coverage. Insurers expect homeowners to take reasonable steps to keep their roofs in good condition.
  • Policy Exclusions: Certain types of roofs, such as those with particular materials or located in high-risk areas, may not be covered under a standard policy.

Understanding the fine print in your insurance policy is essential. Having a thorough discussion with your insurance agent before you need to use the coverage will help ensure you have what you need in the future.

What to do if your roof is damaged?

If your roof is damaged, taking immediate action is essential to protect your home and maximize your insurance coverage. Here’s what you should do to address the situation effectively.

  1. Contact your Insurance Agent. Call your agent immediately to learn how to file a claim and what their process requires. Some insurance companies will send a designated inspector to your home quickly to assess the damage and arrange a temporary repair.
  2. Document the Damage: Take clear photos or videos of the damaged areas, including close-ups of shingles, flashing, or holes. This documentation will support your claim. Avoid climbing on your roof or putting yourself in danger.
  3. Schedule a Professional Inspection: Insurance companies may require proof of the damage’s cause. Pressure Point Roofing can provide a thorough inspection and an official report detailing the extent and origin of the damage.
  4. Review Your Policy: Confirm the types of damage your homeowner’s insurance covers and whether you have RCV or ACV coverage.
  5. Act Quickly: It is crucial to file your claim promptly. Waiting too long can result in further damage, which may void your eligibility for coverage.
  6. Get Repair Estimates: Obtain a detailed estimate from a trusted roofing company like Pressure Point Roofing. Having an expert’s evaluation strengthens your claim and gives you a clearer understanding of the replacement costs.
  7. Follow Up: Once the adjuster completes their report, follow up with your insurer to ensure the claim progresses smoothly.

Tips for Maximizing Insurance Coverage

To make the most of your homeowner’s insurance, follow these tips:

  • Maintain Your Roof Regularly: Schedule regular inspections and address minor issues before they escalate. A well-maintained roof is less likely to experience extensive damage, and insurers are more likely to honor claims.
  • Keep Accurate Records: Save receipts for repairs, inspections, and maintenance. These records demonstrate that you’ve taken good care of your roof.
  • Choose the Right Roofing Contractor: Partner with a reputable company like Pressure Point Roofing that understands the insurance process and provides high-quality replacements.

What if Insurance Won’t Cover the Full Cost?

If your insurance policy only covers a portion of the cost—or denies your claim entirely—you may still have options:

  • Financing: Pressure Point Roofing offers financing solutions to help homeowners manage roof replacement costs.
  • Alternative Solutions: If a complete replacement isn’t feasible, our team can recommend temporary repairs to protect your home until you’re ready for full replacement.

No hassles, no stress roofing contractor.

We've worked with a number of contractors over the years doing home improvement projects and I can say that, without question, working with Pressure Point was about as easy as it gets.

Everything about the project, from sales all the way to final inspection, went like clockwork and without a hitch.  They delivered more than they promised, on time and within budget.   We could not have been happier with their personnel, products and services.  Highly recommended!

I've changed my review from a 1 star to a 4 stars. Matt Stone got right on a pretty poor job done installing a skylight. He had his guys remove the skylight, move it, repair the roof and inside ceiling to its original state, paint it, repair some external trim that was damaged, and all within a few days after talking to him about the multiple problems. It was really an eyesore from the inside. I'd give a 5 star if this had been done well the first time. The skylight just didn't fit the space I first wanted it and was told it would. More communication about the potential problems might have allowed this to be done right the first time. But, Pressure Point Roofing gets 5 starts for making amends and correcting a pretty ugly problem, very fast! Thank you.

I needed someone to come out to take a look at a leaky roof. I contacted Pressure Point Roofing, Inc. and they came out the same day. They gave me a quote to fix the problem and I agreed to their terms. It was about 4PM and I knew they closed at 5PM but they stayed and fixed the leak at no additional cost. I was very happy and impressed. Would recommend them to anyone. Thank you Pressure Point Roofing for earning our families trust. Will definitely be doing business with you again.

Wouldn't be good if I didn't think the best of my own company right?!

Matt Stone

Excellent experience, prompt and professional estimate, showed up on schedule (actually a day early) and did a thorough and complete job. All personnel were professional, polite and great at their jobs. Would recommend to anyone.

I am so happy I chose Pressure Point to replace my 40-year-old roof.  The crew was professional, efficient, and answered all my questions, addressed the few concerns I raised, and made me feel comfortable, trusting them with such a big project.  I couldn't be happier with their work and the look of my new roof.
