Metal Roof Maintenance Requirements

A metal roof is a durable, energy-efficient, and stylish roofing option that can last 40 years or more with proper care. However, while metal roofs are known for their longevity, they still require routine maintenance to remain in top condition. Without regular upkeep, minor issues can escalate into costly repairs or premature replacement. Understanding metal roof maintenance requirements can help homeowners and business owners maximize their roof’s lifespan and performance.

At Pressure Point Roofing, we specialize in roofing solutions tailored to your needs, including maintenance services that keep metal roofs in excellent shape. Here’s a quick overview of the key maintenance steps for metal roofs and why scheduling regular inspections with our professionals is essential to protecting your investment.

8 Metal Roof Maintenance Requirements for Homeowners

1. Conduct Regular Roof Inspections

A proactive approach to maintenance begins with regular roof inspections. It’s recommended that homeowners inspect their metal roofs at least twice a year—typically in the spring and fall—and after significant weather events such as storms, hail, or heavy winds. During an inspection, look for the following:

  • Loose or missing fasteners
  • Signs of rust or corrosion
  • Damaged or misaligned panels
  • Deteriorated or missing sealants
  • Debris accumulation in valleys and gutters

While some issues can be spotted from the ground, a professional roofing inspection ensures a thorough assessment. At Pressure Point Roofing, our trained technicians can identify and address minor concerns before they develop into major problems.

2. Keep Gutters and Drains Clear

Clogged gutters and drains can lead to water buildup on your roof, increasing the risk of leaks and corrosion. Leaves, twigs, dirt, and other debris should be removed regularly to maintain proper water drainage. If gutters become clogged, water may back up under the roof panels, leading to potential structural damage over time. Scheduling regular gutter cleaning or installing gutter guards will keep water draining properly and maintain the integrity of your roof.

3. Address Rust and Corrosion Promptly

Modern metal roofing systems are designed with protective coatings that resist rust and corrosion, but exposure to moisture, salt, or industrial pollutants can still cause damage over time. If you notice rust forming on your metal roof, it’s crucial to address it immediately.

To prevent rust from spreading, follow these steps:

  • Clean the affected area with a mild detergent and water.
  • Use a wire brush or sandpaper to remove rust spots.
  • Apply a metal primer and rust-inhibiting sealant.
  • Repaint the area with a roofing-grade paint to restore protection.

Professional intervention is recommended for extensive rust damage. Pressure Point Roofing can assess the severity of the corrosion and provide expert solutions to extend the life of your metal roof.

4. Check and Maintain Sealants

Sealants are used around fasteners, flashing, and seams to prevent water infiltration. However, sealants can deteriorate over time due to exposure to UV rays, temperature fluctuations, and general wear. Therefore, it’s important to inspect sealants annually and reapply them as needed.

When replacing sealants, choose high-quality products designed for metal roofing to ensure flexibility and adhesion. If you’re unsure about the best sealant for your roof, our experts at Pressure Point Roofing can recommend and apply the appropriate materials for maximum protection.

5. Ensure Fasteners and Flashing Are Secure

Metal roofing is secured with fasteners that can loosen over time due to expansion and contraction caused by temperature changes. Loose fasteners create gaps that can allow water penetration, leading to leaks and potential structural issues. Regularly check for:

  • Backed-out screws or nails
  • Worn or missing washers
  • Misaligned panels due to shifting fasteners

Flashing, which is installed around chimneys, vents, and roof joints, also needs to be inspected. Any signs of wear, warping, or detachment should be addressed immediately to prevent water infiltration.

If you notice any loose fasteners or flashing issues, contact Pressure Point Roofing for a professional inspection and repairs to keep your roof watertight.

6. Keep the Roof Surface Clean

Dirt, algae, mold, and mildew can accumulate on metal roofs, particularly in shaded or humid areas. While these do not necessarily damage the metal, they can affect the roof’s appearance and may lead to moisture retention that accelerates corrosion.

To clean your metal roof safely:

  • Use a soft-bristle brush or a low-pressure hose.
  • Avoid harsh chemicals that can degrade protective coatings.
  • Use a mild detergent or a manufacturer-approved cleaning solution.

Never use high-pressure power washing, as it can damage the roof’s finish. If cleaning your roof seems daunting, Pressure Point Roofing offers safe and effective cleaning services tailored to your specific roofing material.

7. Trim Overhanging Branches

Trees near your home or business can pose a risk to your metal roof. Overhanging branches can scratch and damage the roof’s protective coating, while falling branches can cause dents or punctures. To protect your roof:

  • Trim back branches that extend over the roof.
  • Remove dead or weak branches that could break off during storms.
  • Keep foliage away from gutters to prevent clogs.

Regular tree maintenance reduces the risk of roof damage and helps maintain your roof’s integrity.

8. Prevent Ice Dams and Snow Buildup

In colder climates, ice dams and heavy snow accumulation can put stress on a metal roof. While metal roofs shed snow more effectively than other roofing materials, excessive snow can still pose a risk. To prevent ice dams and structural strain:

  • Use a roof rake to remove snow after heavy snowfall.
  • Ensure proper attic insulation and ventilation to prevent heat loss that causes ice dams.
  • Install snow guards to control the release of snow and prevent sudden slides.

If you experience ice dam issues, Pressure Point Roofing can evaluate your roof’s insulation and ventilation system to help mitigate future problems.

No hassles, no stress roofing contractor.

We've worked with a number of contractors over the years doing home improvement projects and I can say that, without question, working with Pressure Point was about as easy as it gets.

Everything about the project, from sales all the way to final inspection, went like clockwork and without a hitch.  They delivered more than they promised, on time and within budget.   We could not have been happier with their personnel, products and services.  Highly recommended!

I've changed my review from a 1 star to a 4 stars. Matt Stone got right on a pretty poor job done installing a skylight. He had his guys remove the skylight, move it, repair the roof and inside ceiling to its original state, paint it, repair some external trim that was damaged, and all within a few days after talking to him about the multiple problems. It was really an eyesore from the inside. I'd give a 5 star if this had been done well the first time. The skylight just didn't fit the space I first wanted it and was told it would. More communication about the potential problems might have allowed this to be done right the first time. But, Pressure Point Roofing gets 5 starts for making amends and correcting a pretty ugly problem, very fast! Thank you.

I needed someone to come out to take a look at a leaky roof. I contacted Pressure Point Roofing, Inc. and they came out the same day. They gave me a quote to fix the problem and I agreed to their terms. It was about 4PM and I knew they closed at 5PM but they stayed and fixed the leak at no additional cost. I was very happy and impressed. Would recommend them to anyone. Thank you Pressure Point Roofing for earning our families trust. Will definitely be doing business with you again.

Wouldn't be good if I didn't think the best of my own company right?!

Matt Stone

Excellent experience, prompt and professional estimate, showed up on schedule (actually a day early) and did a thorough and complete job. All personnel were professional, polite and great at their jobs. Would recommend to anyone.

I am so happy I chose Pressure Point to replace my 40-year-old roof.  The crew was professional, efficient, and answered all my questions, addressed the few concerns I raised, and made me feel comfortable, trusting them with such a big project.  I couldn't be happier with their work and the look of my new roof.
