Spot Signs of a Leaking Commercial Roof?

For facilities managers, maintaining the integrity of a commercial building’s roof is a top priority. A leaking roof can lead to serious damage, disrupting operations, causing costly repairs, and even posing safety hazards to employees and customers. If you detect water spots or other signs of a leak in your commercial building, swift action is crucial to prevent further issues. This guide will help you understand what steps to take when dealing with a potential roof leak and why contacting Pressure Point Roofing for a professional assessment is the best course of action.

Recognizing the Signs of a Leaking Commercial Roof

A leaking roof is not always immediately apparent, but there are telltale signs that indicate moisture infiltration. Some key indicators include:

  1. Water Stains on Ceilings or Walls – Brown, yellow, or discolored spots often indicate water seeping through the roof and into the building’s interior.
  2. Mold or Mildew Growth – Excess moisture promotes mold growth, which can harm indoor air quality and cause health issues.
  3. Dripping Water or Puddles – Active water leaks may present as dripping ceilings or unexplained puddles on the floor.
  4. Bubbling or Peeling Paint – Moisture can cause paint and wallpaper to bubble, blister, or peel away from the surface.
  5. Musty Odors – Persistent damp smells in certain areas may signal hidden leaks and moisture accumulation.
  6. Sagging Ceiling Tiles or Panels – Water saturation can cause ceilings to warp, sag, or even collapse in severe cases.
  7. Increased Energy Bills – Water intrusion can compromise insulation, making heating and cooling systems work harder to maintain temperature control.

Immediate Steps to Take When a Leak Is Discovered

Once you suspect or confirm a roof leak, taking immediate action can help minimize damage and prevent costly repairs. Follow these steps to address the issue:

1. Contain the Water

If you notice dripping water, place buckets or containers under the leak to prevent floor damage and potential slip hazards. Use plastic sheeting or tarps to protect valuable equipment, inventory, and furniture from water exposure.

2. Identify the Source of the Leak

Locating the exact source of a roof leak can be challenging, as water often travels before becoming visible. Inspect the ceiling and walls near the leak and the roof above the affected area for damaged flashing, missing shingles, or pooling water.

3. Document the Damage

Take photographs and notes of all visible damage, including water stains, mold growth, and structural issues. Documentation is essential for insurance claims and for explaining the issue to a roofing professional.

4. Check for Additional Leaks

If one area of the roof is compromised, other sections may also be vulnerable. Conduct a thorough inspection of the building to ensure additional leaks are not developing.

5. Avoid DIY Repairs

While it may be tempting to patch up a leak yourself, temporary fixes often fail to address the underlying issue. Professional assessment and repairs are essential for ensuring long-term protection.

6. Contact a Professional Roofing Contractor

Engaging a qualified roofing contractor like Pressure Point Roofing is the best way to assess the damage and determine whether repairs or a full replacement is necessary.

Why You Need a Professional Roof Assessment

A professional roof assessment is critical to diagnosing the severity of the leak and identifying necessary repairs. Pressure Point Roofing offers expert inspections and solutions tailored to your building’s specific needs.

1. Comprehensive Leak Detection

Roofing professionals use advanced techniques, such as moisture meters and infrared imaging, to detect leaks that may not be visible to the naked eye.

2. Structural Integrity Evaluation

A commercial roof assessment will determine whether the leak has compromised the structural integrity of the roof deck, insulation, and support beams.

3. Prevention of Future Leaks

An inspection can reveal potential weak spots in the roof, allowing for preventative maintenance before more extensive damage occurs.

4. Guidance on Repair vs. Replacement

Not all roof leaks require a full replacement. Pressure Point Roofing will assess whether targeted repairs can extend the roof’s lifespan or if a replacement is the more cost-effective long-term solution.

Common Causes of Commercial Roof Leaks

If you suspect a leaking commercial roof, it could be the result of many structural issues. Understanding what leads to roof leaks can help facilities managers implement proactive maintenance strategies. Some of the most common causes include:

  • Aging Roofing Materials – Over time, roofing materials deteriorate, leading to cracks, brittleness, and compromised seals.
  • Poor Installation – Incorrectly installed roofing materials or flashing can lead to weak points and premature leaks.
  • Ponding Water – Flat commercial roofs are particularly susceptible to ponding water, which can weaken roofing membranes over time.
  • Clogged Drains and Gutters – Blocked drainage systems cause water to back up and seep into the roof structure.
  • Flashing Damage – Flashing around vents, HVAC units, skylights, and chimneys can degrade, leading to water entry points.
  • Extreme Weather Conditions – Heavy rain, snow, hail, and wind can damage roofing materials and create vulnerabilities.

Client Reviews

I just wanna give a shout out to one of your guys who jumped out of vehicle to help me push my van out from 62 onto coker Butte this morning awesome job and thank you so much..

No hassles, no stress roofing contractor.

We've worked with a number of contractors over the years doing home improvement projects and I can say that, without question, working with Pressure Point was about as easy as it gets.

Everything about the project, from sales all the way to final inspection, went like clockwork and without a hitch.  They delivered more than they promised, on time and within budget.   We could not have been happier with their personnel, products and services.  Highly recommended!

I've changed my review from a 1 star to a 4 stars. Matt Stone got right on a pretty poor job done installing a skylight. He had his guys remove the skylight, move it, repair the roof and inside ceiling to its original state, paint it, repair some external trim that was damaged, and all within a few days after talking to him about the multiple problems. It was really an eyesore from the inside. I'd give a 5 star if this had been done well the first time. The skylight just didn't fit the space I first wanted it and was told it would. More communication about the potential problems might have allowed this to be done right the first time. But, Pressure Point Roofing gets 5 starts for making amends and correcting a pretty ugly problem, very fast! Thank you.

I needed someone to come out to take a look at a leaky roof. I contacted Pressure Point Roofing, Inc. and they came out the same day. They gave me a quote to fix the problem and I agreed to their terms. It was about 4PM and I knew they closed at 5PM but they stayed and fixed the leak at no additional cost. I was very happy and impressed. Would recommend them to anyone. Thank you Pressure Point Roofing for earning our families trust. Will definitely be doing business with you again.

Wouldn't be good if I didn't think the best of my own company right?!

Matt Stone

I am so happy I chose Pressure Point to replace my 40-year-old roof.  The crew was professional, efficient, and answered all my questions, addressed the few concerns I raised, and made me feel comfortable, trusting them with such a big project.  I couldn't be happier with their work and the look of my new roof.
